In this edition from Risan, we continue our trip through the Boka Bay towards the medieval town of Kotor, the cultural pearl of Montenegro, recognized by UNESCO. On our short drive (18 km) we are passing through Perast, Orahovac, Ljuta and Dobrota to the heart of the Bay.
We are making a short stop in the village of Perast. Despite having only one main street, this tiny town boasts 16 churches and the bronze busts of famous citizens and many restaurants.
However, Perast's most famous landmarks aren't on land at all. Two peculiarly picturesque islands with equally peculiar histories lay right in front of this small village. the islets of St. George and Our Lady of the Rocks lay right in front of this small village and provide the most impressive views.
Our Lady of the Rocks was artificially built by the constant depositing of stones and sinking of old boats around the reef which used to exist there. According to a legend, the sailors found an icon of the Virgin with a Child on a rock in the middle of the sea in the mid-fifteenth century. That is the origin of the name of the island - škrpjel, which is an old name for a sandbar. In order to show gratitude, coming back from distant voyages, sailors brought gifts and the most expensive objects from all around the world as a tribute to the Lady. The church was built back in 1630, while the one existing today was developed to the greatest extent after about thirty years. Its sanctuary was destroyed in the great earthquake which hit this area in 1667. The church consists of a ship and a chapel domed in the Byzantine style. Its interior is decorated with a large number of works of art of the famous painter Tripo Kokolja.
On our way to Kotor Old Town, there are wonderful sights to charming, little pebble beaches hidden from the plain sight, great restaurants that serve the most delicious traditionally prepared seafood, and classy cafes where you’d love drinking your morning coffee or spending your afternoons at.
The protective walls of Kotor climb up the mountain Lovcen, fortified by towers and citadels, and topped by San Giovanni Castel, reachable by about 1,400 stairs. Within the walls, the impressive St. Tryphon’s Cathedral holds a treasury of paintings and relics, some dating from the 12th century. the town is a medieval maze of museums, churches, cafe-strewn squares, and Venetian palaces and pillars. It’s a dramatic and delightful place where the past coexists with the present;
Kotor has one of the best-preserved medieval old towns in the Adriatic and is a double Unesco World Heritage Site: it is part of Natural and Culturo-Historical Region of Kotor and Venetian Works of Defence between the 16th and 17th centuries: Stato da Terra – western Stato da Mar. In this UNESCO-protected Venetian architecture of Kotor, you will enjoy a simple lifestyle. The sea is invariably calm, oleanders perfume the air and the local people at the farmer’s market offer a reliable selection of smoky prosciutto, fresh fish and sweet figs.
Together with the nearly overhanging limestone cliffs of Orjen and Lovćen, Kotor and its surrounding area form an impressive landscape.

Based on my experience with CMM in Budva, Montenegro, I can say that they are reliable, fast, and they deliver what they promise. They take really good care of their clients. For instance, I was offered a lift from the airport, and they would take me back and forth from Tivat to Budva and Becici to see various properties. They would answer all of my questions and respond promptly. They have an excellent team: Katarina, Alexander, Natasha, Martin and some other guys whose names I don’t remember. Katarina, my wonderful agent, went to every length to help me find a perfect home. Unfortunately, my situation changed and I had to postpone my relocation to Montenegro.
I would strongly recommend this company to anyone who is looking for a property in Montenegro.

We were introduced to CMM by friends who had already done research on Montenegro and CMM. We purchased our apartment in Dobrota, just outside Kotor, all remotely from South Africa, during the lockdown. Everything was seamless without any problems at all. All the CMM departments work together well from the sales team, head office, legal, interior design and rental department. Every detail was well communicated with an abundance of zoom meetings, videos, emails etc
We are thrilled with the outcome and enjoyed working with the CMM team. They were incredibly professional.
After sales service is also excellent as we move into the rental phase of the apartment and over all management of the apartment including maintenance.
We have been directly and indirectly involved with many houses/apartments all over the world and this was the up there with the best service we have received.

Last year we decided to find a new home close to the sea. It was quite difficult in the beginning to make the right choice. Once we found CMM Company was a great luck! Being attracted by Kotor - one of the most amazing parts of the coast, we decided to take a family trip and maybe make our dream of new home come true. As just discoverers of Montenegro, we were accepted like at home which was a one more pleasant surprise.
